Eight-Stage Process Exclusive for Lexstar Clients

Design for SuccessTM was created by Lexstar Development Company as a means of assisting our clients with a comprehensive step-by-step process to ensure that our client’s goals are met through up-front planning and a disciplined approach to design, finance, investment, marketing, construction, and on-going services.

Lexstar found that through a proprietary system of advanced value engineering and financial planning, our clients could realize their needs much faster and within a cost structure which will allow them to reap great rewards. Design for SuccessTM is the culmination of over 40 years of development and financial experience in real estate. It promises our client the opportunity to stay focused on their core business while bringing in experienced and disciplined organization to allow them to reach their goals.

Below is a brief outline of the Design for SuccessTM process.

Stage I: Design for Success Kick-OffTM

The Design for Success Kick-Off TM is your opportunity to meet with the Lexstar professional team and to share your vision and needs. Whether a retail, office, industrial, or hotel requirement, this step allows you to clearly identify, with the assistance of Lexstar, your space needs requirements, location requirements, financial requirements, and your expectations with respect to on-going management of your project. We also evaluate what your space requirements are and what functional and marketing requirements exist so as to maximize the success of your business. Members of our design, financial, and marketing teams are present to coordinate your thoughts and goals into a specific action plan.

Stage II: Conceptual Drawings, Location, Due Diligence, Financial Modeling, and Value Engineering AssessmentTM

These are proprietary methods utilized by Lexstar in creating a formal presentation for the client.

Stage III: Preliminary Design and Business PlanTM

This is where our clients get to see a more clear and concise image from their preliminary vision. Stage III allows Lexstar to present an assessment of the client’s requirements with specific recommendations for location, site plans, elevations, floor plans, financial model, timeline, and a list of services. This Stage takes an enormous amount of guess work and uncertainty out of the client’s project. By clearly identifying opportunities and project parameters, Lexstar allows the client to deal with issues up-front and to tailor your vision into a complete package that meets all of your goals. Our clients are ecstatic about this process as it takes thoughts and loose ideas and translates them into a road map for a successful project.

Stage IV: Tailor Fit ProcessTM

The Tailor Fit ProcessTM is where Lexstar makes modifications to the plan based on concerns, limitations, and additions which the client has provided based on the review of the Stage III business plan. The modifications makes the Tailor Fit ProcessTM meet the client’s final requirements. Our clients find that this process eliminates months, or maybe even years, of indecision, and uncertainty as to how a project can take place. The Tailor Fit ProcessTM will specify a detailed financial component, elevations, and contract estimates for completion, along with a final timeline based on seasonality and client requirements. It will also provide draft contracts and other components necessary for the client to reevaluate the decision to move forward.

Stage V: Contract ExecutionTM

Lexstar is a full-service development and construction company. As such, we offer a broad range of financial, design, construction, and management services. We tailor our contracts to suit the needs of our client so that our role is clearly specified and that our clients know that they can rely on us to perform.

Stage VI: Let’s Get StartedTM

Lexstar will perform and oversee all drawings, bid packages, sub-contractor relations, and if required, bank requirements for closing. This stage begins at contract execution and incorporates all the critical components required to officially start construction or relocation or refinance of a client (or all three).

Stage VII: Clear VisionTM

Clear VisionTM allows our clients to continue the crystal clear vision of the project through regular communications to all stake holders during the construction process. Clear VisionTM provides a number of specialized services including web cam for construction sites, weekly, monthly, and quarterly communications, PR packaging, and a specialized move-in process, geared at coordinating construction and the move-in of the client. Lexstar takes a very active role in assuring our clients have a seamless and methodical move to their new space.

Stage VIII: Manage for SuccessTM

The building is complete, the staff is happy, and the business is a success! Lexstar now provides at the discretion of the client, the ability to manage the building to ensure its long-term growth and appreciation, as well as its day-to-day and month-to-month requirements. Lexstar is also able to coordinate financial reporting, Public Relations, releases, and on-going tenant relations if so required.
